In India, investments are made in many ways, and real estate is one of those.
Even in real estate, we have many options, like Residential Plots, Flats, or Commercial Plots.
As NRIs, IT employees, or salaries employees, we will get bank loans in India.
Indian banks' thump rule for housing loans is that 50% of your take-home or Net Salary can be your EMI. For example, your net salary in INR is 2L in Poland. So, Indian Banks will give 1L EMI-worthy bank loans, i.e., up to 1.5 CR (again, it depends on your age, experience, and so on).
Any Indian Bank will give up to 80% of the loan. 20% we have to arrange.
Nowadays, Indian real estate companies are offering No-Pre-EMI. This means that after your 20% initial payment, the builder will pay the interest of the 80% loan until the property construction is complete.
Usually, banks disburse the loan amount based on the completion of the construction. For example, you have chosen one Greated Community with 40+ floors of construction apartments, and the builder estimated that 36 months would be taken for the construction. The builder will pay those 36 months of loan interest. This feature is called “No Pre EMI.”
Benefits: in this scheme, we will invest an initial 20% (sometimes only 10%) and go to the Bank loan. The builder will pay this 3-year bank loan.
Once the construction is completed, we can sell at the current market rate.
Example: Initially, the builder quoted per SFT 8K INR. After construction, it may go up to 9K per SFT. If you have taken a 2000 SFT flat (20L) or 1500 SFT flat(15L), you can profit in these three years with less investment.
